Visit Reason
On 10/20/2025 the Office of the State Fire Marshal conducted an inspection at Chateau at Valley Center Retirement Community to determine compliance with fire and life safety codes following previous inspections.
Findings
The inspection found multiple violations related to fire safety including inadequate door spacing, excessive combustible decorations, and incomplete fire drills documentation. Several issues were corrected, but some violations remain under review or correction.

Description
The facility has two kitchens doors that do not meet the minimum space distance between the doors. The space between the doors is currently 12 inches.
Mechanical room in storage room by Community room - 2nd floor had combustible material stored.
Transfer switch room had multiple items in front of electrical panels impeding required 36" clearance.
Ceiling tile near room 175 still has penetration.
Community center has excessive amount of decorations / wall hangings on the wall - 2nd floor.

Visit Reason
An unannounced Fire and Life Safety Code re-inspection was conducted at Chateau at Valley Center Retirement Community by a representative of the Washington State Patrol, State Fire Marshal's Office to determine compliance with all applicable codes.
Findings
Multiple deficiencies related to fire and life safety code compliance were cited during the re-inspection. Most deficiencies were corrected, but some violations remained unresolved, including issues with fire door operation, emergency generator shut off switch, sprinkler heads corrosion, and missing fire drill documentation.

Description
Clearance between ignition sources such as luminaries, heaters, flame-producing devices and combustible materials shall be maintained in an approved manner.
Combustible materials shall not be stored in exits or enclosures for stairways and ramps.
Combustible material shall not be stored in boiler rooms, mechanical rooms, electrical equipment rooms or in fire command centers.
Relocatable power taps and current taps shall be in accordance with NFPA 70 and this code.
Relocatable power tap cords shall not extend through walls, ceilings, floors, under doors or floor coverings, or be subject to environmental or physical damage.
The ampacity of the extension cords shall not be less than the rated capacity of the portable appliance supplied by the cord.
Records for inspections and cleanings shall be completed after each inspection or cleaning and maintained.
The fire-resistance rating and smoke-resistant characteristics of smoke barriers shall be maintained.
Swinging fire doors shall close from the full-open position and latch automatically.
Dampers protecting ducts and air transfer openings shall be inspected and maintained in accordance with NFPA 80 and NFPA 105.
Combustible decorative materials suspended from walls or ceilings shall comply with Section 807.3 and not exceed 10 percent of the specific wall or ceiling area.
Automatic sprinklers shall be installed with regard to obstructions that delay activation or obstruct the water distribution pattern.
Sprinkler systems shall be tested and maintained in accordance with Section 901.
Automatic fire-extinguishing systems shall be serviced not less frequently than every six months and after activation of the system.
Hand-held portable fire extinguishers shall be installed on the hangers or brackets supplied and securely anchored.
Carbon monoxide alarms and detectors shall be maintained and replaced if inoperable or producing end-of-life signals.
The forces to unlatch doors shall comply with specified limits for push/pull and rotation.
Emergency power systems and standby power systems shall be installed in accordance with applicable codes.

The inspection was conducted by the Office of the State Fire Marshal in response to an administrative complaint regarding storage near the ceiling at Chateau at Valley Center Retirement Community.

The inspection found that the facility is fully sprinklered and storage clearance requirements were met except for one first aid closet behind the reception desk which had binders stored 17 inches from the sprinkler head, less than the required 18 inches clearance.
