No stars for Rose Garden in Surprise, Arizona. This is a Cal-Am property. The security gate is broken—no security. The streets are old and run down. The park shows little upkeep. Park smells bad from crumbling sewer and water pipes.

If you’re looking at 55+ communities in Surprise, skip Rose Garden. The whole park shows neglect. The streets haven’t been taken of. The security gate is permanently broken and down. There is no security. The awful Cal Am management here does nothing. This is a very expensive place to live. Hardly worth it with this awful management and the condition of this park.
