Oaks at Hampton opened at 5610 Hampton Park Drive in Cumming, Georgia, as a 100-bed assisted living, memory care, and respite care community administered by Gail Lancaster. Positioned 8.8 miles from Cumming city center and 7.73 miles from Northside Family Medicine, the single-story facility offers studio, one-, and two-bedroom private apartments with individual climate control. Licensed July 5, 2025, Oaks at Hampton is newly operational. The facility does not accept Medicare or Medicaid; private-pay only.

Licensed nurses and CNAs provide 24-hour coverage. On-site services include rehabilitation, respite care, short-term rehabilitation, medication monitoring, physical therapy, health surveys, and fall-prevention education. Memory care residents receive specialized diets and multigenerational programming. Transportation, guest meals, and in-room dining are available.

Amenities include a community living room and activity areas, family dining and library, large-screen TV room, dedicated activities room, hairdresser and salon. There is an enclosed courtyard with covered seating includes vegetable and fruit gardens. Individual suites have climate control. Safety infrastructure features a secured perimeter, grab bars, emergency pull cords, easy-to-navigate layouts.

The facility provides a full calendar of life enrichment activities; focus on person-directed care honoring individual resident life stories. Residents can participate in social engagement, hobbies, and community events.

Since July 2025 licensing, two inspections conducted: May 7, 2025 (initial inspection with complaint investigation, allegation GA50001381) and August 15, 2025 (complaint investigation, allegations GA50004841 and GA50004835). Both inspections resulted in zero deficiencies. Zero enforcement actions, fines, or license suspensions issued. Facility ranks first statewide (1 of 574 Georgia ALF) for lowest deficiency rate (0/year vs. GA avg 4.9/year) and lowest inspections relative to peers (2 vs. GA avg 10; ranked 1 of 574). No rule violations or citations cited in any inspection to date.
